Dee A.
Hughes I have enjoyed a wealth of professional experience during my years of employment; including quality control (with security clearance), data control, Traffic and Transportation Management, and sales, as well as several years of volunteer service. I am a Dallas native, but my family lived in Illinois for 18 years and we found out how the American farmer really does feed the world. I joined the real estate profession in 1991 and have had some great experiences and have met some of the most wonderful people who have become my lifelong friends. | | Parkland College, Champaign, Illinois - Accounting, Business, Mathematics, Spanish, English, Music, Management, Sociology | | | Northlake College, Irving, Texas - Real Estate Principals, Math, Finance, Marketing, Law, Real Estate Internship | | | Collin County Community College, Plano, Texas - Political Science | | | International Who's Who of Professional Management 1997-1998 | | | Past Financial Officer - Third Tuesday Investment Club | | | Planning and Zoning Commission - City of The Colony | | | Accredited Buyer Representative (ABR) | | | Graduate of Real Estate Institute (GRI) | | | Council of Residential Specialist (CRS) | | | Residential Finance Specialist (RFS) | | | Real Estate CyberSpace (RECS) | | | Certified Distressed Property Expert (CDPE) Short Sale Expert | | | RE/MAX 100% Club |

Hobbies and interests include writing (lyrics, poetry, and I have notes for a book), music, travel, photography, the theater, outdoors, politics, friends, and my family. Disclosure Laws >Read the Fine Print
Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.
Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.
Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
